The rules

How Booker handles every showing. The same six rules, every time, for everyone.

  1. No reply means no. Silence never approves a showing. If someone who has to say yes doesn't answer in time, the request lapses and the time is released.
  2. Notice is notice. Each unit has its own notice, showing hours and buffer. A request that doesn't fit is refused before anyone is asked.
  3. A yes can be withdrawn. Reply NO at any time, even after a showing is confirmed. Everyone holding that time is told.
  4. Codes are never texted. A confirmation never contains a lockbox, door, gate or alarm code. Booker never texts or stores one; entry stays with the listing agent.
  5. Stand-downs go to everyone. When a showing is cancelled, moved or trimmed, everyone who was holding that time is told it is released.
  6. STOP means stop. Reply STOP and Booker stops texting you. Reply START to opt back in.

What you can text

Who texts Booker

Buyer agents text to request, move and drop showings. Sellers, tenants and hosts receive a request only after they text Booker themselves, and answer YES or NO. Listing agents set the rules for each listing. Booker is a d/b/a of Preferred Agent LLC.
