BookerTerms of Service and SMS Terms
These terms govern your use of Booker, a d/b/a of Preferred Agent LLC (“Booker,” “we,” “us”). By texting or calling Booker, or by using this website or the Booker dashboard, you agree to them.
SMS Terms
- Program: Booker showing coordination for real estate listing teams, and for the buyer agents, sellers, tenants and hosts involved in their showings.
- How you opt in: by texting 888-509-5432 yourself. That includes texting JOIN to join the waitlist, or JOIN with the invite code a listing agent gave you.
- What we send: replies to your requests, showing confirmations, changes and reminders, approval requests, stand-down notices, waitlist updates, and account notices such as sign-in codes. We do not send marketing texts without separate consent.
- Frequency: varies with your showings and requests.
- Cost: message and data rates may apply. Booker does not charge for texts.
- Stop: reply STOP to stop all texts from that number. You will get one confirmation and nothing more. Reply START to resume.
- Help: reply HELP, or write to support@booker.party.
- Cancelling a showing is different from stopping texts. Reply DROP SHOWING, or DROP and the address, to cancel a showing. A text that says only CANCEL is treated as STOP.
- Carriers are not liable for delayed or undelivered messages.

The service
Booker schedules and coordinates showings for listing teams. It relays requests and answers between people. It does not decide who may enter a home: each listing’s rules about approval, notice, showing windows and access are set by the listing agent and enforced by Booker’s software.
Booker is in private beta. Features may change, and the service may sometimes be unavailable.
Your responsibilities
- Give accurate information, and use Booker only to arrange showings you are entitled to arrange.
- Listing agents: add only people who expect to hear about showings for that property, and follow your brokerage’s rules and the law on property access. Booker never texts lockbox or entry codes; releasing access remains your responsibility.
- Do not use Booker to send spam, to harass anyone, or to break the law.
Accounts
The optional dashboard signs you in with a code sent to your phone, and you must keep a verified backup email or phone on the account. You are responsible for activity on your account. Tell us right away if your phone is lost or your number changes.
No guarantees
Booker is provided “as is” during the beta. We do not guarantee that every message will be delivered, that a showing will take place, or that the service will be free of errors. Confirm critical details, such as access, directly with the listing agent.
Limitation of liability
To the fullest extent the law allows, Preferred Agent LLC is not liable for indirect, incidental or consequential damages, or for lost profits or commissions, arising from your use of Booker. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim, or $100 if you paid nothing.
Changes and ending use
We may update these terms and will post the new version here. You can stop using Booker at any time; reply STOP to end texts. We may suspend accounts that misuse the service.
Governing law
These terms are governed by the laws of the Commonwealth of Massachusetts. Any dispute will be decided by the state or federal courts in Suffolk County, Massachusetts.
